Vision: Where Working and Living Intersect

Uninterrupted sightlines, state-of-the-art building technologies and quality indoor amenities come together to create Maison Manuvie’s exceptional work environment.

Ivanhoé Cambridge and Manulife partnered as Maison Manuvie’s owners, to bring a new standard in office space to Montreal.

The prestigious skyscraper was designed to meet current and future tenant needs:

  • Use-as-you-need floor space formats;
  • Reduced footprint per employee;
  • Maximum natural light;
  • Low operational and maintenance costs;
  • Centralized management system to control energy;
  • Security and access 24/7.

“Buildings we design have an immediate and future effect on our environment. We are determined to reduce this environmental cost through a measurable improvement in buildings’ energy management, resource conservation and performance.”

– Menkès Shooner Dagenais Letourneux Architects

Energy and environmental performance

Maison Manuvie meets LEED® Gold CS Certification requirements – the North American real estate industry standard for environmental certification. The property received the LEED certification in July 2018.

Fully connected office spaces

The building is the first one in Quebec to achieve Wired Platinum certification – awarded to buildings with the most reliable and secure Internet connections. WiredScore is an international standard for connectivity in office buildings.

Reducing energy consumption without compromising comfort

Designed to foster tenant comfort, the lighting system near the windows optimizes its intensity according to the brightness of the natural light coming in.

BOMA BEST® Certification

Maison Manuvie received the highest BOMA BEST® certification in November 2019 and is the only building in the Greater Montreal Area that has been awarded the Platinum level.

This certification focus on environmental commitment within buildings. It promotes preventive maintenance and the sound management of air quality, energy and residual matter.

Maison Manuvie is Energy Star® certified

ENERGY STAR® certified commercial buildings meet strict energy performance standards. They use less energy, are less expensive to operate, and cause fewer greenhouse gas emissions than their peers.

Building of Choice

In 2014, Manulife announced it was investing in the new landmark office tower in downtown Montreal, as well as signing a major lease agreement as the building’s first major tenant with more than 260,000 ft2 (24,000 m2) of office space. Manulife is excited that Maison Manuvie is the home for its Montreal-based operations, providing its employees with a world-class office environment with the best building technologies and amenities.

The array of services offered is the main reason EY announced in 2017 it was choosing Maison Manuvie as its future home. EY’s corporate culture is rooted in its commitment to build a better world for and with its employees. Maison Manuvie’s elegant design, connectivity and flexible, new-generation layout therefore offered the perfect solution.

Boralex, the Quebec-based international renewable energy producer, also selected Maison Manuvie as its new home in downtown Montreal. The team plans to move into their new spaces in 2018.

A new standard of office building in Montreal

With its new generation spaces, Maison Manuvie is recognized for its architectural qualities, state-of-the-art technology and exceptional ingenuity that have earned it industry awards:

  • 2017: Americas Property Award of the International Property Awards in the Office Development, Canada category
  • 2018: INOVA Award from the Urban Development Institute of Quebec (UDI) in the Commercial, with construction costs greater than $50 M category
  • 2018: Award of Excellence in Steel Construction from the Canadian Institute of Steel Construction in the Erection (Ingenuity-Constructability) category

Supporting archeological heritage

Construction work at the site was temporarily suspended for a few weeks in 2015, to analyze the lot’s archeological potential in response to concerns raised in the community. The decision to put the project on hold was the right thing to do. Work resumed soon after the findings of the consultant’s study confirmed that there was no potential to be explored.
